Environmental Site Assessments
(Phase I and Phase II Investigations)

Enginex provides a variety of Environmental Site Assessments (ESAs) to help you assess the environmental conditions that have impacted a property. ESAs involve the investigation of a site to determine if the land, water, or building was contaminated by previous operations on-site or perhaps from migration of contamination from neighboring sites.

An ESA is often requested for a transfer of property. Leasing or purchasing land involves accepting environmental liability — environmental laws contain provisions that hold lessees and landowners responsible for contamination that existed on the property at the time of purchase/lease. A well-researched ESA often raises the value of a property for its seller and gives greater confidence to buyers and investors.

Following the standards set forth by The American Society of Testing and Materials (ASTM), and in accordance with applicable state and local ordinances, Enginex provides the following Environmental Site Assessment services:
  • A screening or “all appropriate inquiry” (Phase I) assessment, including a background and historical investigation and a preliminary site inspection.
  • A full (Phase II) environmental assessment, including sampling activities to identify the types and concentrations of contaminants in the areas of contamination to be cleaned.
  • Establishment of cleanup strategies and cost estimates based on future uses and redevelopment plans.
